1. Introduction

Welcome to Uddin Investment Ltd ("Company", "we", "us", "our"). These Terms & Conditions govern your use of our website and our professional property services, including our Guaranteed Rent scheme and Portfolio Management. By engaging with our services, you agree to comply with these terms.

2. Professional Services

Uddin Investment Ltd provides property management services specialized in London and Essex. Our primary service is the Guaranteed Rent scheme, where we enter into a contractual agreement with landlords to provide a fixed monthly income.

Specific terms regarding rent amounts, duration (1-5 years), and maintenance responsibilities will be detailed in the individual Management Agreement signed by both parties.

3. Landlord Responsibilities

To qualify for our services, Landlords must ensure:

• The property is in a habitable and safe condition.
• All mandatory safety certificates (Gas Safety, EICR, EPC) are valid and up to date.
• Proof of ownership and appropriate insurance are provided upon request.
• Any existing mortgages allow for the property to be let via a corporate or management agreement.

4. Guaranteed Rent Scheme

Our Guaranteed Rent offer is subject to property inspection and local authority requirements. While we aim to provide 0% commission management, certain structural repairs remain the responsibility of the Landlord unless otherwise stated in the specific Management Agreement.

5. Limitation of Liability

Uddin Investment Ltd will perform its duties with professional care and skill. However, we are not liable for any indirect or consequential losses, including structural damage to the property caused by third parties or environmental factors beyond our reasonable control.

6. Governing Law

These Terms & Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
